About us

We know the territory. We manage the sale.

Cumbres Sur is a Chilean firm specialized in originating, structuring and managing the sale of real estate assets to domestic and foreign investors, developers and buyers.

We advise on the marketing of urban and rural land, portfolios, income-producing assets, farmland and real estate companies, from undeveloped land to fully operating assets.

We combine commercial, financial and legal capabilities and work with a network of architects, urban planners, appraisers and brokers. This allows us to address the technical, regulatory, contractual and economic aspects of each transaction in parallel, and to support our clients throughout the process.

Transaction structures

Three ways to take an asset to market.

01 Investor partner or land contribution

An investor or developer funds the project in exchange for an interest, or the owner contributes the land in exchange for units or a percentage of sales.

  • Purchase promises and options
  • Land contribution for units or sales
  • Staged payments tied to permit milestones

02 Outright sale of the company or the assets

Transfer of the holding company (share deal) or of the registered properties (asset deal), for cash, deferred or milestone-based consideration.

  • Purchase of shares or equity interests
  • Purchase of registered properties
  • Contingent payments and milestone pricing

03 Other bespoke structures

Legal and financial solutions designed around the asset, its owners and the investor's profile.

  • Joint ventures and real estate investment funds
  • Sale & leaseback and long-term leases
  • Leasing, usufruct and surface rights

Information on each transaction is handled confidentially, under confidentiality agreements, and is not shared between counterparties.

  • Aligned incentives

Our compensation is defined in writing and tied to the result the client actually obtains.

  • Legal and technical rigor

Each structure is designed with legal backing and the support of technical specialists, so that it can be executed and will withstand the buyer's review.
